Tim and Denise are excited to bring ultra-laid-back luxury to Fort Myers Beach. The business partner/husband and wife team share a passion for real estate, which led to starting the Dublin Real Estate Investment Group in 2018. The company, one of their many ventures, focuses on single, multi-family, and commercial development projects. Over decades, Tim has achieved notable success in various sectors of the business world, most recently in providing technology and marketing services for the automotive industry. He spent the last 18 years building industry leading DPSCRM.com, automotive marketing, technology and digital innovation firm serving some of the most recognized brands in the world, including BMW of North America, MINI USA, Rolls Royce, Mercedes Benz, Porsche and many other notable car companies. The company employed 350+ team members at the time of the sale to a NYC private equity firm. Tim remains an active equity shareholder as well as board member and advisor to the business. In addition to DPS, Tim and Denise are very active through their company, TDKL Enterprises, as “ANGEL” investors in multiple startups/early term companies throughout the Health/Wellness and Technology sectors. They have a strong belief in partnering and creating value through good business sense, strong management teams along with a disciplined approach to growth and a solid financial outlook and market acceleration with a focus on honesty and trust.

Matt is an award-winning developer with an extensive background in all asset classes and a particular expertise in residential investment and development. Throughout his career, he has acquired, built, renovated, repositioned, managed and sold over $250,000,000 in real estate assets. Matt has experience managing every facet of the business, serving as Principal, Developer, General Contractor, Director of Acquisitions, Director of Dispositions, Director of Business Development, Director of Operations, Property Manager, Project Manager and Broker for his own funds as well as his institutional clients. Notable clients include Invitation Homes, American Homes for Rent, Colony Waypoint, 643 Capital, Cancer Treatment Centers of America, Lonestar Funds, Century 21, ReMax, as well as countless local and regional investors and developers. His companies have developed projects in Illinois, Georgia, Missouri, Indiana, and Wisconsin. As Principal, Matt has successfully managed several real estate funds and syndications. In total, his funds have deployed approximately $75,000,000 in real estate investments with an historical unlevered IRR of 18%, having successfully completed over 100 projects primarily in the single-family space. Matt also has extensive construction experience as primary project manager, designer, and principal, he is a graduate of The University of Notre Dame.

Kyle is a seasoned luxury real estate professional with experience buying and selling high-end real estate primarily in Florida, Georgia, and Illinois. He understands that clients considering a property at the level of Gulfside Twelve have unique needs that go beyond a typical transaction; he has a unique ability to consistently tailor custom solutions that satisfy those needs and get the deal done. With previous experience as a developer, designer, project manager, and financier, Kyle brings great added value to the development process.  Prior to his career in real estate, he was a professional golfer. He still enjoys the game is remains highly active in the southwest Florida golf community.

The son of a developer, Vito brings a lifetime of real estate and development experience to Gulfside Twelve. He started his real estate career on the development side working for the family business as a construction manager. His expanding knowledge and experience quickly led to a project manager promotion. As project manager, he worked with the complete spectrum of industry professionals including architects, engineers, inspectors, city officials and bankers.  Vito applies his experience and acute attention to detail to provide invaluable expertise and organization to every aspect of Gulfside Twelve.

Nick is a well-rounded real estate professional with expertise in real estate marketing. He is responsible for the planning, directing, and implementing of all marketing initiatives for Gulfside Twelve. Nick’s background includes experience with the company as an analyst and project manager. He and his wife Anna have a true passion for animals—they own and manage an equestrian farm in St. Louis, MO.
